We offer fixed-priced conveyancing services to ensure that you have a clear understanding of the cost of the process and are not met with any unexpected additional fees. This transparent and straightforward pricing structure helps to alleviate any financial uncertainty, so you can focus on the more important aspects of purchasing or selling your property.
Our Fixed Fees (residential conveyancing):
Purchase: $825*
Sale: $525*
Our fixed professional fee includes GST for a standard house or unit contract and price up to $1.25 Million and there is NO,
- professional fee if the Contract does not proceed for any reason;
- additional fees for finance extension requests or responses
- additional fees for building and pest negotiations
- additional costs for us to attend with you personally at a location of your choice (within our extensive service area).
- passing on any costs associated with sundries – including phone calls, emails or postage
*transfer/stamp duty, registration fees and search costs are not included in our fee.
Purchasing A Property?
We support you through the entire process of buying a property, from the initial search to final settlement, and highlight the key steps and actions we take to ensure a smooth and successful transaction.
Submit your contract documents before signing for our pre-contract review and advice.
- Review the contract prior to signing
- Provide advice in relation to contract terms and special conditions and where required logistics.
- Liaise with the real estate in relation to making amendments to the contract (if required).
Contract signed and provided to us.
- Provide guidance to you throughout the process
- Calculate the key contract dates;
- Provide reminders of important dates
- Provide you with a To Do List of items for you to complete
- Discuss all available searches with you
- Carry out standard searches (and additional searches as instructed by you) on the property
- Calculate the transfer or stamp duty payable
- If you are a first home buyer, provide advice on the First Home Owner Grant
- Prepare transfer duty concession forms for home and first home buyers (as applicable)
- Liaise with you to sign various forms including a Client Authorisation, Fixed Price Agreement and Authority, Buyer Searches List, and to verify your ID
- Create a PEXA electronic workspace and invite all participants to engage in an electronic settlement
- Liaise with your lender if you are financing your property purchase
- Keep you updated with the progress of your matter
- Calculate settlement figures and make settlement adjustments (for example, for rates and water, etc.)
- Organise settlement with your lender
- Advise you of the full amount payable at settlement and details for payment of additional funds by you (as applicable and if not provided by your lender)
- Prepare the transfer documents in PEXA for Titles Queensland (the Queensland Land Registry)
- Confirm settlement has taken place with the real estate agent authorising release of keys and release of any deposit held in their trust account
- Confirm settlement has taken place with you
- Provide you with written confirmation of settlement and copies of all searches, invoices and financial statements for your records
Pre-contract review and advice
- Review the contract prior to you signing
- Provide advice in relation to any special conditions of the contract
Post Contract Signing
- Provide guidance to you throughout the process
- Calculate the key contract dates
- Provide reminders of important dates
- Provide you with a handy to do list of items for you to complete
- Carry out any required searches;
- Liaise with your lender
- Keep you updated with the progress of your matter
- Organise the settlement of the discharge of mortgage with your lender
- Review settlement figures and adjustments
- Confirm settlement has taken place with the real estate agent to authorise release of the deposit from their trust account and release of the keys to the Buyer
- Confirm settlement has occurred with you
- Provide you with written confirmation of settlement and copies of all invoices and financial statements for your records
